Lodging Agreement



This short-term lodging agreement is made between Casa Mia Property, LLC / Robert & Jo Ann Rohner, herein after referred to as “OWNER” and _________________________________(Guest) herein after referred to as “GUEST.” This agreement constitutes a contract between the GUEST(S) and OWNER. Please read this agreement thoroughly. Any money received by OWNER for occupancy of vacation property indicates the acceptance of the terms and conditions of this agreement by GUEST. It is the responsibility of the GUEST to be familiar with all policies within this agreement. This occupancy will be in the form of a short-term vacation lodging only and does not constitute a permanent or primary residence or other tenancy.

Terms of Agreement: The agreement begins at 4:00 PM PST on the Check-In Date and ends at 10:00 AM PST on the Check-Out Date as noted on the reservation.


Minimum Stay: This property requires a three (3) night minimum reservation.


Minimum Age: We require guests to be a minimum of 28 years of age to book our home. We will not offer our home to those under 28 years of age unless accompanied by an adult guardian or parent.


Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or lodging money, and the party will not be permitted to check in. Those parties registering as GUESTS must be the property occupant; all others will be considered trespassers.


Maximum Occupancy: We do maintain a strict policy of no more than (6) persons on the property at any time.


Smoking: This is a NON-SMOKING property. No smoking is allowed inside the residence whatsoever. This includes e-cigarettes. Indoor smoking will result in additional cleaning fees. Outside smoking is permitted and an outdoor cigarette butt holder is provided. Please extend the courtesy of properly disposing of your cigarette butts. Cigarette butts found on the exterior of the home may result in extra cleaning fees being charged.


Quiet Enjoyment: As this is a single-family residence located on a cul-de-sac of a quiet residential neighborhood, we ask that you respect our surrounding neighbors and refrain from loud noises. No parties or large events are allowed. Please observe quiet time from 10:00 PM – 8:00 AM each evening.


Pets: This property accepts DOGS only. No other pets of any kind are allowed at any time. Dogs are permitted in our home only with prior approval, and only one (1) dog per booking. A $150 pet fee applies. We have provided a Dog Waste Station in the backyard and ask that you extend the courtesy of picking up after your dog and disposing waste in the outside trash cans. Additionally, please do not leave your dog unattended while you are away, either inside or outside the home. Please abstain from allowing dogs on the furniture as this will incur damage and additional cleaning fees. Dogs are not allowed in the pool or spa area.


Keys & Access Codes: OWNER will provide GUEST with a four-digit entry code which will unlock the front door to the property and disarm the security system. This code is time-sensitive and will no longer function past the designated checkout time. It is imperative that GUEST adheres to designated check-in and check-out times. The security system may be activated / deactivated during your stay, as an added measure of security for our guests.


Parking: Parking is limited to a maximum of three (3) vehicles. Vehicles are to be parked in designated parking areas only, which consists of two driveway spaces in front of the 2-car garage. The gravel drive to the right of the driveway may also be utilized for one additional vehicle. Parking on the street is prohibited.


Maintenance: OWNER cannot guarantee against mechanical failure of heating, air conditioning, appliances, TV’s, DVD Players, stereo equipment or pools/spas. GUEST agrees to report any inoperative equipment to OWNER promptly. OWNER will make every reasonable effort to have repairs done quickly and efficiently. No refunds or reductions will be made due to mechanical failures or malfunctions, interruptions of utilities, maintenance problems, or construction in the area.  


UMBRELLAS: Please be certain to lower umbrellas when not in use or during windy conditions.


Illegal Drugs: Under no circumstances shall any illegal drugs be allowed on the property. Tenant understands that possession and use of any such substance is grounds for immediate eviction and forfeiture of payment. GUEST further waives any and all rights to recourse against the OWNER for enforcing this clause.


Safety: GUEST acknowledges and agrees that they are responsible for the safety of themselves, their guests and their children with respect to the pool, the deck areas, the high chair, playpen (Pack N Play) and the premises. GUEST acknowledges and agrees to hold OWNER harmless from any injuries to them or their guests. It is understood that there is no lifeguard and that supervision is the GUEST’s responsibility.


Thermostat: To maximize guest comfort, our thermostat is set to heat the home to 68 and cool to 73 Deg F. We encourage the use of ceiling fans to cool the “feels like” temperature by an additional 5 degrees. The temperature settings will not be modified.


Cameras: To provide an additional layer of security for our guests, this property features seven exterior security cameras consisting of a front door Ring doorbell, one camera over front driveway, two cameras on the east side of home, two cameras on west side of home and one camera inside the garage. There are no cameras inside the home.


Security Deposit / Damage:  We require a $500 security/damage deposit with each booking. Any property damage discovered during the cleaning / check-out process will be immediately charged against the security deposit.


Payment: An advance payment equal to 100% of the booking rate is required to confirm reservations. The advance payment will be applied toward the property rental price. Payment is required to be made via the VRBO reservation site.


Cancellations: A 30-day written notice is required for cancellations.  


• 100% refund if cancelled 30 days prior to check-in date

• 50% refund if cancelled between 14 and 30 days prior to check-in date

• NO REFUND if cancelled less than 14 days before check-in 


Covid-19: Our cleaning staff performs a thorough cleaning and disinfecting of the home, linens, towels, etc. with the changeover of each reservation. OWNER assumes no responsibility for any medical expenses, injury, or damage suffered by GUEST, any member of the GUEST’s Party or GUEST’s Visitors should any of the above contract Covid-19 during use of the Property.


Departure Checklist: Upon departure, GUEST agrees to strip all used beds, and gather all used linens and towels in a pile. All used dinnerware, pots, pans, glasses should be loaded into the dishwasher and the cleaning cycle started. Please discard all food from the cabinets and refrigerator. Remove all trash from the residence and place in the outside trash cans. Please thoroughly clean and re-store the child’s highchair and playpen if used. Please be certain all pet waste has been picked up and placed in outside trash cans. Please scrub BBQ grill with wire brush provided. Have a safe trip home!


A few days before your visit, you will receive key codes and additional information, including our contact phone number and email for questions and concerns, emergencies, etc.
